In recent years we have seen how the rental of housing has been increasing. If we add to that the help of platforms such as Booking or Arbnb, we get as a result the inflation of rental prices. Through these platforms, the client can rent their property on a weekly basis, however, the estimated price is stipulated almost on a monthly basis.

Councils seem to be waking up to this movement, in which landlords are kicking out former tenants with monthly leases, to take advantage of this holiday wave.

Major cities such as Madrid and Barcelona are already implementing stocking systems.

In the capital, the City Council approved on 26 July the "Plan Especial de Regulación del Uso de Hospedaje", which obliges landlords to obtain an accommodation licence for flats that are rented for more than 90 days to tourists.

On the other hand, in Barcelona, legislation has been tightened for a flat to be considered tourist accommodation. The property will also have to have a certificate of habitability and only the number of people indicated therein may stay in the property.

With these measures, the local councils are trying to curb the lack of control generated by the new platforms, and to protect the neighbours who have been harmed by the wave of tourists.
