¿Are you thinking of buying a second home? Knowing all the additional costs involved in the purchase will greatly facilitate your search. In addition, it is essential to have a clear budget to avoid possible future surprises. That is why at Unicasa we want to make it easy for you and we will tell you what costs you will have to face:
To begin with, you have to be clear that the taxes will depend on whether the property is new or second-hand. In the case of new construction, the buyer must pay VAT, which is subject to a rate of 10%. However, if the property is second-hand, the tax to be paid by the buyer will be the tax on onerous property transfers. This tax varies depending on the autonomous community in which we find ourselves and can reach up to a maximum of 9%.
To these payments, we must also add the notary fees, which depend on various factors. For example, for a property of around 250,000 euros, the notary fees would be around 400 euros, and the registry fees could reach 300 euros. However, if the purchase is made through a mortgage, these costs will be assumed by the bank.
In addition, if we have had the help of professionals, we will have to pay a certain amount as fees. This amount can vary between 2% and 4% of the price of the property.
We cannot forget the property tax (IBI) which will have to be paid by the buyer on an annual basis. Once again, the amount varies depending on the autonomous community in which we find ourselves, but it is around 315 euros on average in Spain.
There are also community fees, which after the amendments to the Horizontal Property Law in March, can be increased by up to 20% for owners who want to rent their property for tourism purposes and if the community of neighbours decides so by a qualified majority. In addition, it is also necessary to take into account the costs of water, electricity and gas supply. Finally, we have to take into account how the second home is taxed for personal income tax purposes.
