1.- Depersonalise: this first step is very important, as nobody wants to move into a property that is heavily influenced by the tastes, memories and lives of the previous owners. To do this, remove all traces of memories that evoke your experiences.

2.- Clear and tidy: the ideal is to leave the client as much room for imagination as possible. Clear the spaces of obstacles, visual or material, that may hinder the view or the visit. In addition, your home should be cotton-wool proof: give it a thorough cleaning and tidy it up. Create a harmonious space that conveys relaxation and is seen by the buyer as a place of rest and relaxation.

3.- Put props or invest in “home staging”: in the line of neutralising the home, it is advisable to modernise it as much as possible. In this step you can choose to put cardboard furniture to give them an idea of the space and layout of the house; or you can simply use props, i.e. put some new towels in the bathroom, a plant in the living room… ¡whatever you can think of!

4.- Play with smells and lighting: You have to focus on awakening pleasant sensations. You can achieve this with an air freshener, avoiding strong smells, ventilating the home… And also remember the small details such as the inside of the wardrobes, as they are usually opened during visits and it is also a good idea to give them a touch of freshness. Likewise, lighting is a must for both visits and photographs; play with natural light, a well-lit space will always be more attractive than a shaded one.

5.- Repair any damage: make sure that the property is in an optimal state in all respects.
