  • Selection of the land: This is one of the most important decisions, where three concepts must be taken into account: rural, urban and developable land. If the plot is called rá stico land, it does not meet the basic requirements for living, such as electricity or water, and, in addition, it is not buildable. On the other hand, urban land has these basic infrastructures, and urban land needs a Partial Plan prior to construction. Another important aspect to take into account is the occupancy capacity, i.e. in which part of the plot can be built on, and the buildability, maximum m2 that the house can have above ground level.
  • Professional help: After choosing the land, it is good to have the advice of a lawyer and an architect. The first of these is necessary as they will offer legal assistance throughout the process and will inform you of the formalities that need to be completed. On the other hand, it will be the hiring of an architect who will assess whether the land is worthwhile and make an approximate estimate of the cost of construction.
  • Preliminary steps: Firstly, request a simple note from the Land Registry to find out if the land has any unpaid debts. Secondly, visit the town hall to find out the town planning regulations for the site.
  • Financing: Banks do not usually grant mortgages for the purchase of land, however, there is the self-promotion mortgage which will allow you to cover the construction costs of the property.
  • Organisation: The mortgage period mentioned above is usually two years. In order to avoid a prolonged period of time and unexpected costs, it is essential to plan the project to be carried out.
